Loft Conversions in Birmingham

Short on space but happy with your street? Look up. Loft conversions in Birmingham are one of the simplest ways to add a bedroom, office or en-suite without moving house.

We work on homes across the city, from Victorian terraces in Moseley and Kings Heath to 1930s semis in Hall Green and Erdington. Every roof is different, so we assess yours before suggesting a design.

As loft conversion specialists in Birmingham, we handle the design, structural work, Building Regulations and the build. You deal with one team from survey to handover.

Why Birmingham Homeowners Choose J M A Group

Converting a loft means cutting into your roof. You want a team that plans every step properly. Here’s how we work.

1. Design & Construction Coordination

Your drawings and your build come from the same team. Nothing gets lost between the designer and the site.

2. Structural Coordination

Most conversions need new steels or floor joists. We bring the engineer’s calculations straight into the build plan.

3. Defined Scope of Works

Before work starts, you’ll see exactly what’s included. Insulation, stairs, windows and finishes are all written down.

4. Professional Project Management

A project manager runs your site day to day. Trades arrive in the right order, so the job keeps moving.

5. Quality Control

We check the work at each stage, not just at the end. Issues are fixed while they’re still easy to reach.

6. Building Regulations

Fire safety, insulation, stairs and structure all need sign-off. We work with building control from the start.

7. Wider Renovation Capability

Planning a kitchen extension or new bathroom too? We can fold it into the same Birmingham project, with one team.

How Our Loft Conversion Process Works

01

Initial Consultation

We talk through how you want to use the space, your budget and your timescale. No pressure, just honest advice.

02

Property & Loft Assessment

We measure head height, check the roof structure and work out where a staircase could go in your Birmingham home.

03

Design Development

We draw a layout that suits your roof shape. You will see where the bedroom, storage and any en-suite will sit.

04

Planning Assessment

We check whether permitted development applies. If it does not, we prepare an application to Birmingham City Council.

05

Structural & Building Regulations Design

Structural calculations and Building Regulations drawings are prepared, covering steels, fire safety, insulation and stairs.

06

Scope & Quotation

You receive a written scope and an itemised quote. Every element is listed, so you know exactly what you are paying for.

07

Construction

Work moves through structure, roofing, first fix, insulation, plastering and second fix. Much of the early work is done from the scaffold.

08

Project Management & Quality Control

Your project manager checks each stage before the next begins. We hand over once everything matches the agreed scope.

Loft Conversion Services in Birmingham

1. Dormer Loft Conversions

A dormer pushes out from the roof slope to create full head height. It is the most popular choice for a dormer loft conversion in Birmingham.

2. Rear Dormer Conversions

Built on the back roof slope, a rear dormer adds plenty of floor space. Your street-facing roofline stays as it is.

3. Hip-to-Gable Loft Conversions

A good fit for the city’s 1930s semis. We rebuild the sloping side of the roof as a vertical gable, opening up the whole loft.

4. Rooflight / Velux-Style Loft Conversions

If your loft already has good head height, rooflights may be all you need. The roof shape stays the same and daylight pours in.

5. Mansard Loft Conversions

A mansard replaces the rear slope with a near-vertical wall. It can suit terraced streets, but it usually needs planning permission.

6. Bedroom Loft Conversions

Turn unused roof space into a proper double bedroom. It is often easier than finding a bigger house in the same area.

7. Master Bedroom Suites

Give yourself a quiet top-floor retreat. There is room for a bed, wardrobes and a dressing area, away from the busy rooms below.

8. Loft Conversions with En-Suites

We plan the plumbing and waste routes early. That way the shower sits where the head height works best.

9. Home Office Loft Conversions

A separate floor for work makes a real difference. Close the door at the end of the day and leave the laptop upstairs.

10. Loft Conversion and Renovation Projects

Updating more of the house? We can run your loft alongside a wider home renovation in Birmingham under one programme.

11. Loft Structural Alterations

New steels, stronger joists and altered roof timbers are designed by a structural engineer and installed by our team.

12. Staircase Installation

The staircase shapes the whole design. We position it to meet Building Regulations while losing as little space below as possible.

13. Roof Alterations and Strengthening

Older Birmingham roofs sometimes need extra support before conversion. We assess the timbers and strengthen them where needed.

I recently had an initial visit with Sunnie from JMA regarding my planned single-storey wrap-around extension. Although the visit had to be rearranged twice due to unforeseen circumstances, this was handled in a timely and professional manner. When Sunnie came out for the initial visit, he took the time to listen to my vision for the project and we discussed various options, including planning, design, materials, timescales and costs. He was professional, friendly and accommodating to my suggestions, while also being very solution-focused and offering practical ideas. He provided an overall estimated cost for the build and even offered me a discount as a Blue Light Card holder, which was a really welcomed gesture. Following the initial visit, I have decided to go ahead with Sunnie and JMA for my project. I feel confident in my decision and am really looking forward to seeing my plans come together over the coming months.

Sunnie from JMA Group visited us and explained the entire extension process in great detail. He provided different options along with estimated costs on the same day. He appeared very professional throughout. He also mentioned that they build new houses and offer an NHBC warranty. This was our first meeting with them, and if we agree on the pricing, we look forward to working with them

Frequently Asked Questions (FAQs)

Do I need planning permission for a loft conversion in Birmingham?

Not always. Many lofts fall under permitted development. This allows up to 40 cubic metres of extra roof space on terraced homes and 50 on detached and semi-detached homes. Front-facing dormers, mansards and homes in conservation areas, such as parts of Moseley and Edgbaston, usually need permission from Birmingham City Council. We will confirm the right route for your property.

Will my loft conversion need Building Regulations approval?

Yes. Turning a loft into a habitable room always needs Building Regulations approval. It covers structure, fire safety, insulation, ventilation and the staircase. We prepare the drawings and work with building control throughout.

How much does a loft conversion cost in Birmingham?

It depends on the conversion type, the roof structure and your finishes. A rooflight conversion usually costs less than a dormer or hip-to-gable. We give you an itemised quote after a free survey, so you are working from real figures.

My home is on the Bournville estate. Does that change anything?

It can. Homes covered by the Bournville Village Trust Scheme of Management usually need the Trust’s consent for external alterations. That is on top of any council approvals. We will build this into the planning stage, so it does not hold up your start date.

Do I need a Party Wall notice for my loft conversion?

If you live in a terrace or semi, you probably will. The Party Wall etc. Act 1996 applies when steels are set into a shared wall. You need to give your neighbours notice before work starts. We will explain the process and the timings involved.
